Do you think your next development project may require an application under the Planning Act (zoning amendment, minor variance, consent to sever, official plan amendment, etc.)?

A Pre-Submission Consultation review by SVCA staff before you submit your formal Planning Act application may speed up and streamline the review process!

The information provided in this Pre-Submission Consultation letter will tell you if further information will be required for a complete application under the Planning Act

  •  You will be asked to provide a description of your proposed development (construction plans, proposed severance, etc.) along with a site plan.  Your site plan should include any relevant dimensions and setback distances from recognizable landmarks for reference.  See a Sample Site Plan.  If you require the sample site plan in a different format, please contact the Resources Information Technician.  
  • fee is required for processing the information. 

  • Planning staff will determine if your proposal can be reviewed through a desktop assessment, or if a site inspection is necessary. This will determine what the remainder of the review fee will be.  
  • The SVCA staff member assigned to your application will follow up regarding payment of the remainder of the fee, scheduling a site inspection if necessary, and request any additional information before starting their review.

  • Natural hazard features affecting your property (i.e. flooding and erosion hazards, dynamic beach hazards, hazardous lands),
  • Regulated Areas and policies in accordance with Ontario Regulation 41/24, Prohibited Activities, Exemptions and Permits, and the Conservation Authorities Act.
  • Recommendations for technical studies that may be required to find the proposed application acceptable (i.e. environmental impact study, floodplain assessment, geotechnical review, etc.).

  • The information provided in this Pre-Submission Consultation letter will tell you if further information will be required for a complete application under the Planning Act
  • With the comments provided in this letter you will have a better understanding of how your proposal would be assessed as a formal Planning Act application.
